Mysore is the old seat of the Wodeyar kings, about 150 kilometres south-west of Bangalore at the foot of Chamundi Hill. The palace, the Dasara festival and a reputation for being unhurried define the city more than any industry does. It is consistently rated among India's cleanest cities.

It has never had Bangalore's employment pressure, so its property market moves at its own pace. Land remains available close to the city, which is why plotted development plays a larger role here than it does in the metros. A good share of the demand comes from Bangalore buyers rather than locally.

Property in Mysore here runs from about ₹38 lakh to ₹2.65 crore with the middle near ₹78 lakh, well under the Bangalore equivalent. Brigade Group is the most active developer among our listings. Most of what is here is upcoming or newly launched rather than completed, the opposite of the pattern in the larger cities.
